When problems do arise, an eviction generally involves the following steps:

• Notice: A landlord must provide the tenant with notice stating the basis for the eviction.
• Eviction Filing: If the tenant does not vacate the premises, the landlord files a Petition with the local court to commence an eviction
• Court Appearance(s): Both parties will appear in Court and have an opportunity to present their case.
• Judgment: The Court will issue a Judgment based upon the evidence presented.
• Possession: When the landlord prevails, local law enforcement is called upon to help facilitate the removal of the tenant and their personal property.
